Many are starting to search for a mortgage lender on the internet. But what do you look for and how do you go about choosing a reputable mortgage lender for your beachfront property?
Ask friends, family and neighbors
If you already live in the area you are purchasing the beachfront house in, some of the people you know in the area may have used a mortgage lender online when they financed their house. Ask around among close friends and acquaintances to see if anyone can make a personal recommendation. Check with co-workers, family members and neighbors, too. A referral like this is often a good way to hear about the good and bad experiences people have had with various online mortgage lenders.
Look out for predators
Lenders who take advantage of borrowers are said to be practicing \”Predatory lending\”. Lenders who charge unnecessary high fees, force borrowers into a loan they can\’t pay for, or use deception and lies to get customers are said to be using predatory lending practices. Carefully read your good faith estimate and review all the numbers, particularly the interest rate, load fees, points, etc. If the fees appear too high or are not what they were supposed to be, you may need to look for a new lender.
Ask to see their license
Every state calls for all mortgage lenders and brokers to hold a lender or brokers license. To affirm that your mortgage lender or broker has a licensed, ask to look at their lenders license. If the lender can\’t provide a copy of their license or if the lender isn\’t licensed or has allowed their license to expire, you should try to find another lender. If the beachfront house you\’re trying to buy isn\’t located where you live, you\’ll need to verify the license in the state where the beachfront property is located.
You can also call the Better Business Bureau office to gather information on your lender. If they have any complaints against the lender on file, you will be able to review the complaint and if the issues have been resolved.
